Where our number comes from

Here we explain how we calculate the price, and say plainly what we cannot measure.

What this is built on

We build on three fields that have been hospitality standards for decades.

Revenue management

The price depends on how many places are left and how fast bookings arrive.

Robust statistics

We use the median instead of the average, so one extreme offer cannot move the result.

Hedonic pricing

A property's features explain its price: type, standard and location.

We start from your price, not the market average

We never swap in a market price. We take your base price and multiply it by the factors of that night: day of the week, season, events and your calendar.

Your limits cannot be crossed

Your minimum and maximum cap the result at the very end of the calculation. No signal can cross them.

Median, not average

One expensive villa among rooms stretches the average. The median stays where most offers are, which is why we use it.

There is no single curve for the year

The season looks different for a hotel, an apartment and a campsite. Each type of property gets its own yearly curve.

  • We do not guess your lower limit. We ask what it costs you

    We ask what one sold night costs you and what the portal takes. That gives a floor we never go below. Without those numbers there is no floor, and we say so.

  • We do not collect competitor prices: that is a decision, not a missing feature

    Portal terms forbid collecting prices, so we do not do it. You enter competitors' prices yourself when you think it is worth it.

  • What we do not know, we do not show

    When there is too little data, we show no median. Nor will we tell you how much revenue will grow after a price change, because we have not measured it.

  • Weather entered the price only once we could measure it

    Weather affects the price only when your history shows whether wet nights sell worse or better for you. Without that measurement it stays silent.
