A full calendar does not mean you are earning. Below a certain price, a sold night makes a loss.
Subsidising a guest has no symptom
A price that is too high shows at once: the date stays empty. A price that is too low shows nothing: the night sold, and the money went on cleaning, laundry and commission.
Commission moves that line higher than it looks
The portal takes its commission from the price the guest pays, so the break-even sits above the nightly cost itself.

The break-even is about the night, not the whole property. You pay rent and loans for an empty night too, so we leave them out: only cleaning, laundry and utilities.
