Did that night actually pay off?

A full calendar does not mean you are earning. Below a certain price, a sold night makes a loss.

Subsidising a guest has no symptom

A price that is too high shows at once: the date stays empty. A price that is too low shows nothing: the night sold, and the money went on cleaning, laundry and commission.

Commission moves that line higher than it looks

The portal takes its commission from the price the guest pays, so the break-even sits above the nightly cost itself.

You can check every number in this drawing with the calculator below.

A rate of PLN 110.00: the one that seems to be enough

PLN 82.05 stays with you, and the night costs PLN 90.00. That is PLN 7.95 short: money you add to every such night.

A rate of PLN 120.66: where the night breaks even

Exactly PLN 90.00 stays with you: what the night costs.

  • stays with you
  • portal commission (18%)
  • VAT (8%)
  • cost of the night (PLN 90.00)

What a pricing tool asks before it gives you a number

We compare approaches, not companies.

Two things we do differently

  • What one sold night costs you

    Usually

Nobody asks, so the tool may recommend a night that sells at a loss.

    Here

We ask and calculate the break-even from it. None of our suggestions will go below it.

  • How much of that price actually stays with you

    Usually

Commission and VAT usually stay out of the sum. With a cost of PLN 90 and 18% commission, the break-even is not PLN 90 but PLN 120.66.

    Here

We deduct both before we calculate the break-even.

Two numbers, one minute

That is enough for the break-even to start working.

From then on, none of our suggestions will go lower.

PLN 10 below the break-even on one night adds up to PLN 1,000 over a hundred nights, and no report will show it.

cleaning, laundry, utilities, wear
commission in percent
in percent; 0 if you do not charge VAT

Not sure of the exact cost? Round up. Too high a cost makes you turn down the odd night, and that you see at once. Too low quietly lowers the threshold.

Break-even: PLN 120.66 per night

What this number leaves out on purpose

The break-even is about the night, not the whole property. You pay rent and loans for an empty night too, so we leave them out: only cleaning, laundry and utilities.

The fields are optional. Without them we still price your nights, just without a floor.
