Four steps to better-reasoned prices

  1. You add your property and share your calendar link

    Paste the calendar address from the portal where you take bookings. That is enough to start.

  2. We gather the surrounding data ourselves

    We check events and seasonality in your region. You do not have to look this up yourself or fill in extra forms.

  3. We suggest a price for every night

    We take into account the day of the week, the season, events, booking pace and your history. Recommendations stay within the price range you set.

  4. The decision is yours

    Once a week you get suggested prices by email. Accept them with one click, change them or skip the ones you choose.

What it looks like in practice

  • One apartment and a full-time job

    A few minutes on a Monday

    Once a week you get one email. For every night you see your current price, our suggestion and a short reason. You accept some suggestions and leave others unchanged.

    You copy the approved prices into your booking portal. That is all.

  • Two apartments, one in another city

    A date you might not know about

    Three nights in September get a higher suggested price. The reason: a trade convention 1.8 km from your address.

    The event did not have to appear in the local media, but it is in the organiser's official calendar. Without that signal you might leave those nights at the old price.

What we do differently

  • We do not know everything about your property

    We show how confident each recommendation is

    For every night you see how confident we are in the recommendation and which data we are missing. When confidence is low, it is worth checking that date yourself.

  • A gap in the calendar can be misleading

    Sometimes we recommend leaving the price as it is

    Not every free night needs a lower price. When the data does not justify a change, we do not push one.

  • Competitor overview

    You compare yourself with the places you really compete with

    Pick a few properties that guests look at alongside yours and enter their prices for a chosen night. We work out the median, and you see at once whether you are cheaper or more expensive and how that changes the recommendation.

  • Price from the email

    You approve the price you saw

    We recalculate recommendations every night. If you click a proposal from Monday email on Wednesday, you approve exactly the price the email showed you, not the one calculated in the meantime.

    You know what is still to come

    Some factors need your property history. Instead of staying silent, we show which ones are not running yet and what they still need.

  • Measured, not assumed

    Weather impact and price sensitivity come from your data

    We do not assume that rain lowers demand or that a higher price scares guests away. We check it on the nights your property actually sold, and when there is too little data we do not guess.

  • Competitor prices

    We do not fetch competitor prices automatically

    You compare yourself with properties you choose: enter their prices for a chosen night and the recommendation takes them into account straight away. We collect nothing from booking portals.

  • The host's decision

    We do not set prices for you

    You enter the approved prices in your booking portal. The final say is always yours.

  • How we charge

    We take no commission on bookings

    You pay a fixed monthly amount. That is why we can recommend a higher price when the data justifies it, not only discounts for more bookings.

  • Measurable results

    We do not promise a specific increase in revenue

    We show results only once they can be measured fairly, based on data and on how long the product has been running.
